Lern Stays – Terms & Conditions

By booking accommodation with Lern Properties Ltd (“Lern Stays”), you agree to these Terms & Conditions. For enquiries: info@lernstays.co.uk | +443337724236
1. Booking & Payment
- Full payment is required before check-in.
- Payments accepted: bank transfer, credit/debit card.
- Card details are held securely for damages or additional charges.
- Guests must be aged 21 or over to book.
- Stays of 10 weeks or less must be paid in full at the time of booking.
- Booking confirmation is sent by email.
Holding Deposit
A £300 refundable deposit may be applied at our discretion.
Refunds are processed after check-out once the property has been inspected.
2. Cancellation Policy
- All bookings are non-refundable.
- No refunds for non-arrival or early departure.
- Travel insurance is strongly advised.
If Lern Stays must cancel your booking, we will offer alternative accommodation where possible. If none is available, affected nights will be refunded.
3. Amending a Booking
Guest Amendments
We will try to accommodate changes such as dates or check-in/out times, but:
- Additional charges may apply.
- Changes cannot be guaranteed once the stay has commenced.
- Early departure will not be refunded.
Our Amendments
If we must amend your booking, we will aim to offer a similar or upgraded property.
We do not guarantee compensation.
4. Facilities, Services & Maintenance
- Items must not be moved, removed, or dismantled.
- We are not responsible for outages of utilities or building facilities (Wi-Fi, electricity, lifts, etc.).
- We will take reasonable steps to resolve issues promptly.
- Common areas are managed by building management, not Lern Stays.
Cleaning
We aim to have every property ready for check-in, though delays may occasionally occur.
No compensation applies.
Wi-Fi
Wi-Fi is complimentary but cannot be guaranteed.
Lost Wi-Fi key/fob replacement: £25.
Extra Linen
- Bedding: £25 per set
- Towels: £15 per set
Available Monday–Friday, 9am–6pm.
Emergency Call-Outs
Emergency number is for: fire, flood, power outage, lost keys.
Non-emergency use: £150 fee.
Mail & Luggage
We cannot accept luggage or parcel deliveries.
Mail left after departure is returned to sender unless requested otherwise.
5. Occupancy
- Maximum occupancy equals the number of beds (e.g., 1-bed = 2 guests).
- No subletting or unauthorised guests.
- Breach may result in immediate termination of your stay.
6. Check-In, Check-Out & Keys
- Check-in: from 3:00 PM
- Check-out: by 11:00 AM
Keys and fobs must be returned by 10:30 AM to the designated post box.
Replacement Charges
- Parking permit: £25
- Keys: £25
- Electronic parking fob: £100
- Door sensor fob: £50
Late key return may incur nightly charges.
Items left after check-out are stored at your own risk (kept for 30 days).
7. Damages & Additional Charges
We reserve the right to charge for:
- Damage to the property or contents
- Missing items
- Excessive cleaning: £150
- Smoking evidence: £150
- Excessive utility use: up to £400
- Loss of revenue if the property is made uninhabitable
You will be notified within 10 days of any issues, with photos where possible.
8. Liability
Lern Stays is not liable for:
- Theft or damage to personal items
- Service outages
- Building maintenance issues
- Events outside our control (force majeure)
Guests should ensure they have adequate insurance.
Our liability is limited to £1,000 or the value of the booking, whichever is higher, except where prohibited by law.
9. Governing Law
These Terms & Conditions are governed by the laws of England and Wales.
All disputes are subject to the exclusive jurisdiction of the courts of England and Wales.
10. Termination of Stay
We may terminate your stay immediately for:
- Parties or loud music
- Nuisance behaviour
- Abuse towards staff or neighbours
- Damage to the property
- Criminal activity
- Non-payment
No refund will be issued.
11. Injury or Loss
We are not responsible for:
- Injuries sustained in the property
- Loss or damage to personal belongings
- Failures due to events beyond our control
12. Access to the Property
Our staff or contractors may enter at reasonable times for:
- Inspections
- Repairs and maintenance
We will provide notice where possible.
13. Pets
Pets are only permitted on specific properties with a charge. Please check before booking.
Evidence of pets: £150 cleaning fee and possible eviction without refund.
14. Smoking
Smoking is prohibited inside all properties and communal areas.
Balcony smoking is permitted (if applicable).
Indoor smoking evidence: £150 charge.
15. Complaints
Complaints must be submitted within 24 hours of departure to: bookings@lernstays.co.uk
We will aim to resolve issues quickly.
16. Information
All website information is provided in good faith and may change without notice.
Property layouts and décor may vary.
17. Late Payments
Overdue payments incur 4% above NatWest base rate until cleared.
18. Security of Tenure
Our accommodation is serviced accommodation only.
No tenancy rights are created at any time.
19. Behaviour & Noise Policy
Strictly prohibited:
- Parties or gatherings
- Loud music
- Anti-social behaviour
- Illegal activity
- Hen/stag parties (unless approved)
Noise monitoring is in place.
Breach may result in eviction, no refund, and a £250 fine.
20. Property Information
- Exact property allocation may vary.
- Furnishings, layout, and décor differ between units.
- Safety procedures must be followed.
- Lost property is kept for 30 days.
- Internet must not be used for illegal activity.
21. Discounts & Promo Codes
Promotion codes may be altered or withdrawn at any time.
They must be applied at the time of booking and cannot be added afterwards.
22. Included on Arrival
Complimentary starter items may include:
- Washing-up liquid
- Toilet roll
- Bin bag
- Dishwasher tablet
- Cloth
- Basic toiletries
- Condiments
Store cupboards are for staff only.
Items taken: £3 per item.
23. Acceptance of Terms
By booking or staying in any Lern Stays property, you agree to these Terms & Conditions in full.
